Landlords · Landlord answer

What do the rented housing standards say about heating?

Short answer

The Housing (Standards for Rented Houses) Regulations 2019 require fixed heating the tenant can control, gas, oil and electrical installations maintained in good repair and safe working order, and carbon monoxide alarms where required.

What changes the answer

  • type of heating
  • property type
  • local authority inspection practice

What you can check yourself

  • keep a current gas safety inspection record from a Registered Gas Installer on file
  • keep oil service and inspection records
  • check CO alarms

What to do next

A regular gas safety check and annual service, with the paperwork kept together, is the simplest way to show compliance.
